Commercial Solar ROI Calculator

Our Commercial Solar ROI Calculator gives business owners, facility managers and strata committees a realistic financial model — payback period, 10-year ROI, year-by-year cashflow and finance options — based on your actual spend, peak demand and operating hours, not a rough per-kW estimate. Commercial solar economics are governed by demand charges, peak load timing and depreciation that a household calculator simply isn't built to handle.

Updated August 2026 for NSW residents. Incentive figures reflect schemes current as of August 2026, which step down on a set schedule — confirm current values before quoting.

Quick answer (TL;DR)

  • Separates consumption charges from demand and network charges — where the big commercial savings hide.
  • Models operating hours against solar generation to estimate self-consumption.
  • Returns simple payback (years), 10-year ROI %, and a year-by-year cashflow projection.
  • Applies STCs now; NSW PDRS battery incentive opens to business/strata from 1 September 2026.
  • Outlines finance pathways so you can assess cashflow-positive options from day one.

Why commercial solar needs its own model

A café that operates 7am–3pm has a completely different consumption profile to a cold-storage warehouse running compressors 24 hours a day, and both differ again from an office empty on weekends. Commercial bills are also frequently shaped as much by demand charges — the peak rate of electricity draw at any point in the billing period — as by total consumption. A system that flattens your demand peaks can deliver savings well beyond a simple "offset your usage" calculation.

What does the calculator ask?

Current Energy Spend

We start with your current electricity spend, ideally broken down by billing period, so we can separate consumption charges from demand and network charges — the three components typically bundled into a commercial bill.

Peak Demand

You'll enter (or estimate from a recent bill) your peak demand figure in kW. This is often the single biggest lever for commercial solar and battery ROI, since demand charges can represent a substantial share of a bill regardless of total kWh consumed.

Operating Hours

Your operating hours determine how much of your consumption overlaps with solar generation. A business operating primarily during daylight (retail, manufacturing, warehousing, schools, aged care) will typically see faster payback from solar alone than one operating mostly evenings and weekends, where battery storage becomes proportionally more valuable.

Site and Roof Details

As with our residential tools, we ask about your roof or site characteristics — available roof area, structure type, orientation and shading — since commercial roofs often support significantly larger arrays than a typical home, with correspondingly larger absolute savings.

What the calculator returns

ROI and Payback Period

A projected payback period and return on investment based on your specific spend, demand profile and site characteristics — typically expressed both as a simple payback in years and as an ROI percentage over a 10-year horizon.

Applicable Incentives

The calculator applies the incentives your business is eligible for, including the STC discount on new solar. Commercial and strata properties also become eligible for the NSW PDRS battery incentive from 1 September 2026 — a meaningful development for mixed-use buildings, retail strata and SMEs previously outside residential-focused rebate schemes.

Cashflow Projection

Rather than a single lump-sum ROI figure, you'll see a year-by-year cashflow projection showing when the system moves from net cost to net saving — typically the figure finance and operations teams need for budgeting and board approval.

Finance Options

For businesses that prefer to preserve capital, the calculator outlines finance pathways — including how a system's monthly repayments compare against current electricity spend, so you can assess cashflow-positive financing from day one.

Built Around Real Commercial Sites

Blue Energy Solar's commercial work spans the same 200km radius as our residential service area — from CBD-fringe commercial buildings and industrial estates around Western Sydney through to regional commercial sites in Newcastle, Wollongong, the Southern Highlands and the Canberra region. We treat every commercial enquiry as the start of a proper engineering and financial conversation, not a transactional sale.

Premium Equipment for Commercial Reliability

For a commercial system, downtime carries a real cost — a failed inverter on a retail roof isn't just an inconvenience, it's lost trading days. Our commercial installations use the same premium-only equipment standard as our residential work, with Goodwe and Sigenergy as our commercial-capable hybrid platforms, backed by manufacturer warranties and our own after-sales support.
